A development due diligence report answers one question before money changes hands: can this site support the development you have in mind, and what will it take to get it approved? It is the report we wish every buyer had read before they signed.

URBA reviews the zoning and permissibility, the LEP and DCP controls, the mapped constraints, title easements and servicing, then tests realistic development options against them. Each material finding is marked Confirmed, Indicative or Unknown so you can see exactly where further investigation is needed. The report closes with a risk matrix and a recommended strategy.

Frequently asked questions

How fast can you turn around a due diligence report?

Most reports are delivered within three to five business days. If you are inside a cooling-off period, tell us the deadline and we will confirm whether we can meet it before you commit.

Is a due diligence report the same as a feasibility study?

No. Our report covers the planning side: what is permissible, the likely yield, constraints and the approval pathway. A financial feasibility takes those outputs and adds land cost, construction cost and sale values. Many clients use our report as the planning input to their feasibility.

Will the report guarantee council approval?

No report can. It identifies the planning risks and tells you what is confirmed and what still needs investigation, so the decision to buy is an informed one.

Do you inspect the site?

The standard report is a desktop assessment using survey, aerial imagery, mapping and the documents supplied. A site inspection can be added where access, slope, trees or neighbouring development make it worthwhile.
